Senior Property Manager
Salary to £33,000 + Generous Holiday Allowance + Pension 

The Opportunity
My client is a leading property development company established since1975 which has been carrying out luxury residential schemes across Central London and within The M25.
Due to expansion they are seeking a full time enthusiastic, highly motivated and experienced individual in general property management to join their busy office. 

The Role
Monitoring Rents
Preparing Service Charge Statements
Preparing budgets
Dealing with lessee and managing agents
Monitoring rent, service charge payments and chasing outstanding monies
Dealing with all aspects of insurance
Visiting freehold blocks and properties and making sure maintenance is up to standard
Liaising with Inventory clerks and utility providers.
Registering and releasing deposits.
Overseeing gas safety checks and boiler maintenance.
Monitoring rents service charge payments, arrears, insurance payments and claims.
Preparing monthly invoices for VAT and general property issues.
Role will be visiting the freehold blocks and properties and making sure the maintenance is up to standard and speed.
Reviewing processes and procedures, implementing enhancements to improve the overall performance and service. 

The Candidate
The successful candidate needs to have driven, and an eagerness to get involved and lead from the front, preferably with experience in lettings, sound technical maintenance, /overall property management experience and must be willing to take ownership and responsibility. 

Desirable Criteria
Fully computer literacy, with word, excel and power point.
Excellent communication skills, verbal and written.
Able to work independently with own initiative and drive
Up to date knowledge if legal changes
Experience and Knowledge in letting and management.
Qualification up to NFOPP Level (ARLA) is desirable but not essential
